Whether we can afford or not, it is always interesting to follow the luxury market in San Diego real estate to see how it is faring. And this Luxury Report should be interesting.
We are turning this little article into a luxury report that will focus not only on San Diego real estate which includes La Jolla, but also homes in Rancho Santa Fe, Del Mar, Solana Beach, Encinitas, Carlsbad, Coronado, Ocanside and Poway.
And when speaking or writing about luxury real estate, location makes all the difference in the world. A luxury home in parts of Houston can be had for $500,000, while Dayton, Ohio might be much less than that. And what we in San Diego County consider to be a luxury home at $3 million might be a modest home in Silicon Valley or Atherton–or a one-bedroom apartment in Manhattan or London.
And for the purposes of this article, San Diego real estate will encompass ALL of San Diego County and will arbitrarily include all homes priced at and above $3 million, with newest listings appearing first. Below that, I will list all $3 million San Diego home sales in the past year. One thing is guaranteed: You will see far more luxury homes currently listed than have sold in total during the past 12 months.
This tells us several things:
Buyers for $3 million + homes, though not uncommon, are fairly rare. Most buyers of San Diego real estate are aiming for prices under $1 million.
If you own a $3 million+ home, be prepared for it to sell quickly if a rarity, or more likely, sit back and be prepared to be on the market for months or more.
