There are luxury homes located in most communities throughout San Diego. In our North County real estate practice, though, our focus is mostly on coastal areas as well as Poway and Santaluz to the east. In almost all luxury commumities, home sales are picking up steam.

Two months ago, one of our cash buyers offered full price ($1,350M) on a single level La Costa Ridge home almost as soon as it hit the market. Another in same gated neighborhood was priced at $1,850,000 and sold within 4 days. It’s a phenomenon we are seeing across the board.

In Rancho Santa Fe, for example, homes are averaging around 187 days on market today, versus 260 days a year ago. And that’s with an average list price of $4,381,780 (as of this writing). Inventory levels in Rancho Santa Fe are still healthy though with 212 active listings and 47 pending sales–ranging in list price between $1 M to $40 M.

La Jolla homes on the market ($1 million and up) have an average list price of around $4.162M and range all the way up to $27,300,000. Current market time in La Jolla is running around 148 days versus 175 days a year ago. Currently tlhere are 145 active listings in La Jolla priced at $1 million and up, with 64 in same price range pending.

The Coronado real estate market has also picked up for properties priced at $1 million and up. In thata range, there are currently 75 active listings with 24 pendings. Days on market are running aeound 195 days, with average Coronado list prices averaging $2.1 million versus $1.75 milion a year ago. These average figures include all Coronado listings for detached homes.

Luxury homes in Poway are also on the move There are 56 active listings priced at or above $1 million, with 23 pending. Home prices in Poway may average under $1 million, but the crown jewel currently on the market would have to be the Casa Plena Estate, with 18,629 square feet with 43 lovely rooms divided between four buildings–and a bargain price tag of only $20 million.

Finally, Del Mar luxury homes are pretty prevalent for a town with a population of less than 5000. In Del Mar, there are currently 74 listings at and above $1 million including 4 homes priced over $20 million, with the magnificent 929 Border topping out at $33,900,000 (and recently reduced to that price). Inventory levels are dropping here–as are average days on market. Current DOM is 166 days versus over 200 a year ago. Average list price in Del Mar = $4,044,000.
