There’s not as much tourist traffic here, compared to Carlsbad or Del Mar.  And locals know the best beaches, restaurants, shops and organic grocery stores. Encinitas also has one of the finest hospitals in North County, Scripps Encinitas and well as numerous medical and dental practices. And Encinitas homes are central to all.

Encinitas is a city with several personalities. The downtown and beach areas are close together, and the area west of 5 is highly desired. A little south of downtown Encinitas is Cardiff by the Sea, also part of Encinitas. Home prices here average well over the $1 million mark and many have breathtaking ocean views. Heading inland and west of El Camino Real one finds Avocado Acres (mid-century vintage homes) as well as Encinitas Ranch–an upscale planned community that overlooks the Encinitas Ranch Golf Course.

East of El Camino Real is a large suburban area generally known as Village Park. There are schools, parks, pools and lots of places to walk–and you are still relatively close to beaches.Further inland is rural Encinitas, also known as Olivenhain. Here, you find gated estate homes, horse properties and lots of homes with acreage.

Encinitas home prices tend to be on the pricey side, with average list prices for detached homes hovering around $1 million. Condos and twinhomes are obviously much less.
